We carry out probate valuations in Essex, London, Herts, Suffolk and Kent. Our probate valuation office is based in Southend on Sea although our agents are adept at travelling. 

Chapel and Chapel also offer Probate Valuations for relatives, solicitors, executors and banks, etc. 

During what might be a difficult time our valuer will help guide you through the procedures of disposing and valuing effects. 
We are always professional and tactful when dealing in Probates and we can ensure that the deceased's property is cleared swiftly and in a discreet manner. 

In the case that the IHT (inheritance tax) for the estate is payable, HM Revenue and Customs will usually require a probate valuation of personal effect, jewellery, furniture, pictures, cars, collections, white/brown goods or silver (chattels).

Here at Chapel and Chapel we have a lot of experience in selling Chattels, of every kind, in our salerooms. We also promise to guarantee the best, most accurate price for any item. We are very up to date with the changes in trends and markets so we can determine the changes in the value of an item.
We also  apply the same principles as HM Revenue and Customs, the set standard and principles from section 160 of the Inheritance Tax Act 1984. 

Our Valuations will generally include principal items and always include a statement of exact circumstances of that valuation.

On request we can supply further certified copies if required.
In some cases executors have used the house contents insurance cover figure as a basis for an estimate of the value. This isn't ideal as often it doesn't have any relationship to the true open market value required by HMRC. An experienced and professional firm with a detailed probate Valuation will lead to an accurate assessment, which will reduce the probability of a Revenue review at a later date. 




Every estate is different and everyone experiences different circumstances so there is no 'standard' valuation however whilst this is true the basis of costs is as follows:

Valuation for probate to include up to 45 minutes at the property, 20 minutes travelling time and 45 minutes prep time, printing, stationary, postage, etc. 
One hundred and eighty pounds plus VAT at the current rate. This can be a guide for likely cost, but some estates may need additional work and can take longer to detail, prepare and research. 

We also prepare valuations for family break up, tax (such as in trusts) and other purposes where you need and up to date and current market value.
